Your water tank is the last thing your drinking and bathing water passes through before it reaches the tap. In Dubai conditions, sediment, scale and biofilm build up inside tanks faster than most people expect, and a tank that looks fine from the hatch is often coated in sludge at the base.

The common guidance in the UAE is every six months, and at minimum once a year. Dubai summers push tank water temperatures up, which is exactly the condition in which bacteria and biofilm grow fastest, so a tank that goes untouched for two years in this climate is very different from one in a cooler country.
Clean more often than every six months if your tank is exposed to direct sun, if the building has an older tank, if you have had a plumbing repair that introduced dirt into the system, or if anyone in the home has a weakened immune system.

Underground tanks are usually larger and collect more sediment because incoming water carries silt that settles at the base. Access is through a manhole, and the confined space makes the job slower and more physical. These tanks are the ones most often neglected because nobody sees inside them.
Roof and overhead tanks are smaller but heat up badly in Dubai summers. A poorly sealed lid also lets in dust, insects and sunlight, and sunlight is what turns a tank green with algae. Roof tanks usually need attention more often than owners expect.
Most villas have both. Cleaning only one leaves the other feeding contaminated water into the same system, so we normally recommend doing both together.

Larger tanks, difficult access and heavily neglected tanks that need extra sludge removal are quoted after inspection. You get the price before the work starts.
A standard villa tank takes around two to three hours from draining to refill. Larger underground tanks or buildings with multiple tanks take longer. Your water supply is interrupted only while the tank is empty, so it is worth storing some drinking water before we arrive.
