If a part has to be sourced, the technician makes the area safe, tells you the cost, and returns to finish. You are only billed for the time actually spent working.

Emergency Plumbing — What to Do First

While you wait for a plumber, a few minutes of the right action can be the difference between a mop and an insurance claim.

  • Find and close the main stopcock. In most Dubai apartments it sits inside the service cupboard near the water heater or behind an access panel in the bathroom ceiling. In villas it is usually near the tank or the meter. Worth locating it today, before you need it.
  • If water is near electrics, switch off that circuit. Water reaching a socket or a light fitting is a shock and fire risk, not just a plumbing problem.
  • For a ceiling leak, do not stand under it. A soaked gypsum ceiling can come down without warning. Move furniture clear and put a bucket where the water is landing.
  • Tell your building management. If you are in an apartment and the leak may be coming from, or reaching, another unit, they need to know immediately, and they may need to give our technician access.
  • Photograph the damage before you clean up. If you later make an insurance or landlord claim, those photos matter.

When you call, tell us whether the water is still running, whether it has been isolated, and roughly where it is coming from. That decides what the technician brings on the van.

Common Plumbing Problems in Dubai Homes

Dubai's water and climate create a fairly predictable set of faults. These are the jobs our plumbers attend most often.

Blocked drains

Kitchen sinks block from cooking fat that solidifies in the trap. Bathroom drains block from hair combined with soap scum, which sets hard in the bend. Shower floor drains in villas often collect fine construction dust that never fully washed away. Chemical drain cleaners rarely clear a set blockage and can damage older pipework, so mechanical clearing is both faster and safer.

Leaking taps and mixers

Hard water is the main culprit. Scale builds on the cartridge, the seal stops seating properly, and the tap drips. A cartridge replacement usually solves it; a badly scaled mixer is often cheaper to replace than to keep repairing.

Low water pressure

If pressure has dropped in one tap only, the aerator is almost certainly clogged with scale, which is a five-minute fix. If it has dropped everywhere, the cause is usually the booster pump, a partially closed valve, or a blocked filter. It is worth checking whether your neighbours have the same problem before booking.

Running toilets

A toilet that keeps refilling is wasting water continuously and will show up on your DEWA bill. The cause is nearly always a worn flush valve seal or a float that no longer shuts off. Both are inexpensive parts.

Concealed leaks

A damp patch on a wall, a warm spot on the floor, or a water bill that jumped without explanation all point to a leak inside the structure. These need tracing before any cutting happens, which is why they take longer than a visible repair.

Water heater faults

No hot water, rusty hot water, or a tripping breaker are all water heater symptoms rather than pipework symptoms. Our plumbers handle heater repairs and replacements too, so one visit usually covers it.

Every technician arrives with the standard kit for the job type you booked: drain clearing equipment, pipe wrenches and cutters, cartridge and seal sets for common mixer brands, PTFE and jointing compound, a basin wrench, and leak detection tools for tracing work. Common consumables such as flexible hoses, angle valves, traps and seals are carried on the van so most jobs finish in one visit.

The technician protects the work area before starting, tests the repair under pressure before leaving, and clears away the old parts and any mess.

If you manage multiple units, booking one visit for several jobs across the same building is far cheaper than separate call-outs, because the hourly clock runs continuously rather than restarting. Tell us the unit list when you book and we will schedule them back to back.

Preventing Plumbing Problems

Most of the call-outs we attend were avoidable. Four habits prevent the majority of them.

Never pour cooking fat down the kitchen sink, even with hot water behind it. It cools in the trap and sets, and every subsequent wash adds to it. Wipe pans with kitchen paper before rinsing.

Fit a hair catcher in every shower and bath drain. They cost almost nothing and remove the single most common cause of bathroom blockages.

Descale tap aerators every few months. Unscrew the tip, soak it in vinegar overnight, rinse and refit. This alone keeps pressure normal at the taps you use most.

Check the flexible hoses under your sinks and behind your washing machine once a year. They have a service life, and when one fails it fails suddenly and at full mains pressure. Replacing a hose costs a fraction of drying out a flooded apartment.
