Which Size AC Do You Actually Need?

Getting the tonnage wrong is the most expensive mistake in the whole process, and it goes wrong in both directions. Undersized units run constantly, never reach the set temperature and burn electricity. Oversized units cool too fast, switch off before the room is dehumidified, and leave the space cold and clammy while the compressor wears out from short cycling.

Room area is the starting point, not the whole answer. A room with large windows facing west takes a heavy afternoon heat load and often needs the next size up. A top floor room under an exposed roof does too. A north facing room in a shaded tower may be comfortable on a smaller unit. The technician looks at glazing, orientation, ceiling height and how many people normally use the room before confirming the size, which is why the assessment matters more than a chart.

What the Installation Includes

A standard split installation covers the following, and it is worth knowing so you can compare quotes properly.

  • Positioning and securing the outdoor unit on brackets or a stand, with vibration pads and the clearance the manufacturer specifies.

  • Condensate drainage with a continuous fall so water runs away by gravity rather than pooling.
  • Electrical connection to an existing suitable point, with the isolator accessible.
  • Vacuuming the line set, releasing the gas charge, and checking for leaks at every joint.
  • A full test run with temperature readings taken at the supply and return, and a handover showing you the settings.

What is not included in the standard price: the AC unit itself, a new dedicated electrical circuit, long or concealed pipe routes, civil works such as core drilling through structural concrete, and any access equipment needed for a difficult outdoor position.

How the Installation Works

  1. Assessment. The technician confirms the unit size against the room, agrees the indoor and outdoor positions with you, and checks the pipe route, the drainage fall and the power point.
  2. Marking and approval. Positions are marked on the wall and shown to you before anything is drilled. This is the moment to change your mind, not later.
  3. Indoor bracket. The bracket is fixed level and the wall opening for the pipe is drilled with a slight downward slope to the outside so water cannot track back in.
  4. Outdoor unit. The unit is mounted on rated brackets with vibration pads, positioned so hot discharge air is not blowing straight into a wall or back into its own intake.
  5. Pipe and cable run. Copper is flared, insulated and secured, and the drain line is laid with a continuous fall.
  6. Vacuum and charge. The line is vacuumed to remove air and moisture before the gas is released. Skipping this step is the single most common cause of a new unit failing within a year.
  7. Leak check and test. Joints are checked, the unit is run, and supply and return temperatures are measured to confirm it is performing.
  8. Handover. Drilling dust is cleared, the remote and settings are explained, and you see the unit running before payment.

Where the Outdoor Unit Goes

Outdoor unit placement decides how well the AC performs and how long it lasts, and in Dubai it matters more than almost anywhere.

The unit needs to breathe. It rejects heat into the air around it, so if it sits in a tight balcony corner or a closed service shaft, it re-ingests its own hot air, the head pressure climbs, cooling drops and the compressor works far harder than it should. Clearance in front of the fan discharge is the most important dimension.

Shade helps, direct afternoon sun does not. A unit in full west-facing sun in July is starting from a much higher ambient temperature than one under a shaded overhang. Where the position cannot be changed, a properly spaced sun shade that does not restrict airflow is a worthwhile addition.

Height and access matter for the future, not just the install. A unit placed where it can only be reached with rope access will cost more to service every single time. Where there is a choice, we place it somewhere a technician can safely reach with a ladder.

Drainage has to be considered at the same time. Condensate has to run to an approved drain point with a continuous fall. Water dripping onto a neighbour balcony is the fastest way to a complaint, and in many buildings a fine.

Finally, many towers and communities require written approval from the owners association or building management before an outdoor unit is fitted or relocated on a facade or balcony. Check this before booking. We will tell you if the position you want is likely to need it.

Split or Ducted

Both types are common in Dubai and they suit different situations.

Split units cool one room each and are the practical choice for apartments, individual bedrooms, offices and any room that needs independent control. Each unit runs only when that room is in use, which is usually the cheaper way to run a home where rooms are occupied at different times. They are also far simpler to service and replace, since the work is confined to one room.

Ducted systems distribute cooled air through a network of ducts in the ceiling void and are standard in most villas and newer apartments. They are quieter inside the room, hide all the equipment, and cool larger and open plan spaces more evenly. The trade off is that they usually cool zones rather than individual rooms, and duct cleanliness becomes part of the maintenance cycle in a way it never is with a split unit.

If you already have a duct network in place, fitting a ducted unit is the straightforward route. If you are adding cooling to a room that has no duct provision, a split unit is almost always the sensible answer rather than extending ductwork.

Installation Mistakes That Cost You Later

Most AC problems we are called out for in the first two years trace back to the installation rather than the unit.

Not vacuuming the pipe run before charging leaves air and moisture inside the system. Moisture plus refrigerant and oil is corrosive, and it damages the compressor from the inside over months. It is invisible on day one and expensive in year two.

Poor flaring at the copper joints causes slow gas leaks. The symptom is an AC that cooled well when new and cools weakly a year later, which people usually blame on the unit.

Drainage without a proper fall causes water to back up inside the indoor unit and overflow onto the wall. This is the most common cause of that stain spreading below an indoor unit.

Uninsulated or partly insulated pipe sweats in Dubai humidity and drips inside the wall or the ceiling void, where you do not see it until there is a damp patch.

An outdoor unit crammed into a corner with no clearance cools badly from the first day, and the electricity bill reflects it for the life of the unit.

Before the Technician Arrives

  • Have the unit on site, still in its box, with the manual and all accessories included.
  • Decide roughly where you want the indoor unit, then keep an open mind, since the pipe route and drainage may make a slightly different position much better.
  • Check whether your building needs approval for the outdoor unit position, and get it in advance if so.
  • Clear the wall area and the balcony or ledge where the outdoor unit will sit.
  • Confirm there is a suitable power point near the indoor unit. If a new circuit is needed, that is electrical work and we will quote it separately.

After Installation

Run the unit for a full cycle on the same day and check three things. The air from the supply should be noticeably colder than the room, water should be running out of the drain line rather than pooling anywhere, and the outdoor unit should be running without unusual vibration or rattling.

After that, the maintenance rhythm matters. Wash or replace the indoor filter every three to four weeks during summer, because Dubai dust clogs a filter far faster than the manual assumes. Book a professional clean of the coils and drainage annually, or twice a year if the unit runs most of the year. A new AC that is cleaned properly holds its efficiency for years; one that is never cleaned loses performance within two summers.
