These two get mixed up constantly, and people often pay for the wrong one. They are not the same job.

AC unit cleaning

This is the indoor unit itself: filters, evaporator coil, blower wheel, drain tray and drain line. This is what fixes weak cooling, water dripping from the unit and dust blowing out of the vents. For most homes this is the service you actually need, and it is the one we do most often.

AC duct cleaning

This is the ductwork behind the walls and ceiling that carries the air around the property. It matters when there is a musty smell that will not go away, visible dust around the grilles, or after building work when construction dust has entered the system. Ducts do not need cleaning as often as units do.

Who Is Responsible for AC Cleaning in Dubai - Tenant or Landlord?

This depends on your tenancy contract, and it is worth reading yours before you pay for anything. In Dubai the common arrangement is that routine maintenance and servicing, including AC cleaning, sits with the tenant, while major repairs and replacement of the unit sit with the landlord. Many contracts set a value threshold, so anything below a stated amount is the tenant and anything above is the owner.

Some buildings and communities include AC servicing in the service charge, in which case the building management arranges it and you should not be paying separately at all. Check your contract first.

How Often Should AC Be Cleaned in Dubai?

Filters need attention every one to three months during heavy use. A full unit clean is usually right every three to six months in Dubai, which is more often than in cooler climates purely because of the dust load and the running hours. Ducts are typically every two to three years unless there has been construction work or a persistent smell.

Villas near open desert or construction sites, homes with pets, and units that run twenty four hours need the shorter end of every range.

Can I Clean My AC Myself?

Partly, and it is worth doing. You can safely remove and wash the filters yourself, which alone restores a surprising amount of airflow. Switch the unit off at the isolator first, rinse the filters with water, let them dry fully and refit them.

What you should not do yourself is open the unit body to reach the evaporator coil or blower wheel. Those need the unit isolated, the electrics protected from water and a proper coil cleaner, and a wet coil cleaned badly will grow mould rather than less. Blocked drain lines also need clearing under pressure, not poking, or you push the blockage further in.

Wash the filters monthly, call someone for the rest.

If a technician finishes a split unit in fifteen minutes, the coil was not touched. A proper clean means the cover comes off, the blower wheel is cleaned, and the drain is flushed.

What Happens During the Visit

So you know what to expect and can tell whether the job was done properly.

  1. Protection first. Floor and furniture below the unit are covered before anything is opened.
  2. Power isolated. The unit is switched off at the breaker, not just the remote.
  3. Cover and filters removed. Filters are washed separately and left to dry while the rest is cleaned.
  4. Coil and blower wheel cleaned. This is where the dirt actually is, and it is the step most often skipped.
  5. Drain line flushed. A blocked drain is the single most common cause of water dripping from an indoor unit.
  6. Reassembled and tested. The unit runs for several minutes so you can check the airflow and temperature before the technician leaves.
  7. Area cleaned up. Covers removed, floor left as it was found.

Why AC Units Get Dirty Faster in Dubai

An air conditioner here does more work in one year than the same unit would do in several years in a cooler climate, and it does that work in fine desert dust.

Nine months of near-continuous running means the filters pull dust every day rather than seasonally. Fine sand gets past filters that would stop ordinary household dust, and settles on the evaporator coil where it mixes with condensation to form a layer that blocks airflow.

Humidity does the rest. A coil that stays damp grows mould, and that is what people are smelling when they say the AC has a musty odour. It is not the room, it is the unit.

The practical result is that a Dubai apartment needs its AC cleaned roughly every three to six months, not annually. A villa with more units, or a home with pets or someone with allergies, sits at the shorter end of that range.

What Dirty AC Actually Costs You

A neglected unit does not just cool badly. It costs money in three ways at once.

It uses more electricity, because a blocked coil forces the compressor to run longer to reach the same temperature. It cools less, so the thermostat is pushed lower, which compounds the first problem. And it wears out sooner, because a compressor running long cycles under load has a shorter life than one that cycles normally.
