Most villa repaints that fail do so because of what happened before the first coat, not because of the paint itself. Our painters treat preparation as the main part of the job. Walls are washed down to remove dust, cooking film and the fine sand that settles on every surface in Dubai, then left to dry completely before anything else begins.
Hairline cracks are opened up slightly, filled and sanded flush so that they do not reappear through the new finish within a few months. Flaking or bubbling paint is scraped back to a sound edge and feathered in. Nail holes, old anchor points and hairline joints around skirting and cornices are filled and smoothed. Where plaster has blown or sounds hollow, we tell you before we paint over it, because a fresh coat on unsound plaster is money spent twice.
Bare or repaired areas are primed so that the topcoat sits evenly and does not flash into patches of different sheen. On previously unpainted or heavily patched walls we prime the whole surface rather than spot-priming, which is the difference between a wall that looks uniform under afternoon light and one that shows every repair.
Interior and exterior villa work are different jobs and we quote and schedule them differently. Inside a villa, the concerns are colour consistency across large open living areas, clean cut lines at ceilings and skirting, low-odour products so the family can move back in quickly, and careful handling of stairwells and double-height walls.
Outside, the job is about protection. Dubai exteriors take direct sun for most of the year, sharp temperature swings between day and night, wind-driven sand, and salt-laden air in coastal communities. Exterior coatings need to be elastomeric or weather-grade so they can flex with the substrate instead of cracking, and they need proper UV resistance so that deep colours do not fade unevenly on the south and west elevations.
We also check the small details that shorten the life of an exterior paint job: sealant around window frames, the condition of parapet copings, water staining below air conditioning drain points, and any area where rainwater currently runs down the wall instead of away from it. These are pointed out at inspection so you can decide whether to include them.
Choosing the finish matters as much as choosing the colour, and the right answer changes room by room. Matt and flat finishes hide surface imperfections well and suit bedrooms, majlis areas and ceilings where there is little traffic. Silk and satin finishes carry a soft sheen, wipe clean easily and are the usual choice for hallways, staircases, children's rooms and any wall that gets touched.
Kitchens and bathrooms benefit from a moisture-resistant or washable emulsion that resists steam and the mildew that follows it. Woodwork, doors and metal railings take a dedicated enamel or gloss system rather than wall emulsion, which is why a proper villa quote lists these separately.

A single room is usually a one-day job. A two-bedroom villa interior typically runs two to three working days, a three to four bedroom villa three to five days, and a large five bedroom villa with high ceilings and extensive woodwork can take a week or more. Exterior work is quoted separately and depends heavily on access, height and the amount of repair needed before painting.
Those figures assume normal drying conditions. Humid periods in late summer slow recoat times, and we would rather add half a day than apply a second coat onto a first coat that has not properly cured. During the site inspection we give you a realistic day count rather than an optimistic one, along with the sequence in which rooms will be done.
If you are living in the villa during the work, we phase the job so that you always have usable bedrooms and at least one bathroom available. Families often ask us to start with the bedrooms and finish with the living areas, and we are happy to work in whatever order suits your household.
A repaint should not turn into a cleaning project afterwards. Before work starts, furniture is moved to the centre of the room and covered, floors are sheeted and taped at the edges, and light switches, sockets, door handles and air conditioning grilles are masked or removed. Curtains and blinds are taken down where they are at risk and rehung at the end.
Our teams clean as they go rather than leaving everything for the last day. Tools are washed away from your sinks, waste and empty containers are removed from site, and each completed room is swept and put back before the crew moves on. Interiors in a normally occupied villa hold up well for around four to six years before they start to look tired, though hallways, stairwells and children's rooms often need attention sooner. Kitchens and bathrooms age faster because of heat and steam.
Exteriors work harder. Sun exposure, sand abrasion and the daily heat cycle mean most Dubai villas benefit from an exterior repaint every three to five years, and elevations facing direct afternoon sun will always fade before shaded ones. Coastal villas in areas exposed to salt air tend to sit at the shorter end of that range.
There are visible signs worth acting on early: chalky residue when you run a hand down an exterior wall, colour that has clearly shifted on one elevation compared with another, fine cracking spreading across a wall, or paint lifting at edges and around window reveals. Repainting at that stage is straightforward. Leaving it until water has reached the plaster turns a painting job into a repair job.
You do not need to empty the villa. Clearing wardrobes is unnecessary, and our crew will move and cover the heavy items. What genuinely helps is putting away small valuables and breakables, taking down family photographs and wall art, and letting us know in advance about anything fragile, any surface that must not be touched, or any wall that has had damp problems in the past.
It also helps to settle colours before the first day. We can bring sample pots and paint test patches on the actual walls so you can see the shade in your own light at different times of day, which is far more reliable than judging from a printed card. If you are undecided between two shades, tell us at the inspection and we will leave test patches for you to live with for a day or two.
Access matters as well. For villas in gated communities, please arrange security clearance or a visitor pass for the crew and their vehicle so that the first morning is not lost at the gate. If the work involves exterior painting at height, we will confirm what access equipment is needed and whether any community approval is required before we start.
