Carpets are priced by size, and the size bands below are the same bands you see in the online booking system. The inspection is free and the price is confirmed with you before any water touches the carpet.
| Carpet Size | Price | Typical Examples |
|---|---|---|
| Small - up to 2 sqm | AED 80 | Bedside runners, prayer mats, entrance rugs, bathroom mats |
| Medium - 2 to 5 sqm | AED 110 | Standard bedroom rugs, small majlis pieces, under-table rugs |
| Large - 5 to 10 sqm | AED 190 | Living room centre rugs, large majlis carpets |
Anything above 10 square metres, wall to wall carpeting, staircases, and full villa jobs are quoted on site after measuring. Silk and hand-knotted pieces are also quoted separately because they need a different process and a longer, controlled drying cycle.
Picking the right size band takes thirty seconds and avoids a price change on the day.
Measure the length and the width in metres and multiply them. A rug that is 2 metres by 1.5 metres is 3 square metres, which puts it in the medium band. A living room rug that is 3 metres by 2 metres is 6 square metres, which is the large band. If you do not have a tape measure, a normal adult stride is roughly three quarters of a metre, and pacing the two sides gives you close enough to choose correctly.
If you have several pieces, measure each one rather than adding them together, because each carpet is priced on its own size. Three small rugs are three small bookings, not one large one, and that usually works out cheaper.
The cleaning is quick. Drying is the part that decides when you can put the furniture back.
| Carpet | Cleaning Time | Drying Time |
|---|---|---|
| Small rug, up to 2 sqm | 20 to 30 minutes | 3 to 5 hours |
| Medium rug, 2 to 5 sqm | 30 to 45 minutes | 5 to 7 hours |
| Large carpet, 5 to 10 sqm | 60 to 90 minutes | 6 to 10 hours |
| Wool or thick pile | Add 20 to 30 minutes | Up to 12 hours |
| Shaggy or high pile | Add 30 minutes | Up to 12 hours |
Keep the AC running after the technician leaves and keep the windows shut. Air movement is what dries a carpet, and outside air in Dubai carries more moisture than the air inside your home for most of the year. Do not put furniture back until the pile is dry to the touch at the base, not just on the surface, because trapped damp under a table leg is how a carpet develops a permanent musty patch.
The most expensive carpet mistakes happen when a synthetic-carpet method is used on a natural fibre.
| Type | Method | What Matters |
|---|---|---|
| Machine-made synthetic | Hot water extraction | The most forgiving type, dries fastest |
| Wool and wool blend | Cool water, mild solution | Hot water and high pH can shrink and felt the fibre |
| Hand-knotted and Persian | Low moisture, controlled drying | Natural dyes can bleed; never over-wetted |
| Silk and viscose | Dry or very low moisture only | Water marks these permanently; quoted separately |
| Shaggy and high pile | Extraction plus pile grooming | Dirt sits deep at the base, needs longer extraction |
| Jute, sisal and natural weave | Dry method | These fibres warp and stain with water |
If you are not sure what your carpet is made of, do not guess and do not test it yourself with water. The technician identifies it at the inspection, and if it is a type we would not clean safely on site, we say so rather than take the risk with your carpet.
A carpet in Dubai carries a much heavier load than the same carpet elsewhere, and the reason is mostly what is in the air.
Fine desert dust enters through doors, balconies, window frames and even AC returns, and it settles into the pile where a household vacuum reaches only the top layer. That dust is sharp. Every footstep grinds it against the fibres, and over time it cuts them, which is why heavily used carpets look dull and flat long before they look dirty. Removing that grit is the single biggest thing professional cleaning does for the life of the carpet.
Humidity is the second factor. Between the coastal moisture and the temperature difference across an air conditioned room, a small amount of dampness sits in the backing for much of the year. Combined with skin cells, food particles and pet dander, that is exactly the environment dust mites need, and it is where the stale smell in a room usually originates.
Shoes indoors and the amount of time families spend inside during the hot months finish the picture. Traffic lanes between the door, the sofa and the kitchen darken first, and that pattern is the clearest signal that a carpet is due.
Being honest about this in advance is better than a disappointing surprise on the day.
Usually removed completely: tea, coffee, soft drinks, milk, most food and oil spills, mud, general traffic soiling, pet hair, and fresh pet accidents if they are treated soon after.
Usually improved but not guaranteed: curry and turmeric, old red wine, ink, hair dye, dried blood, rust marks from furniture legs, and older pet stains that have soaked into the backing. These usually lighten substantially, but a shadow can remain.
Cannot be repaired by cleaning: bleach spots, sun fading along a window line, burn marks, colour that has bled from one part of the carpet into another, and pile that has been worn flat to the backing. These are damage rather than dirt. Where we see them, the technician points them out before starting so nobody is surprised at the end.
For a normal home in Dubai, every six months keeps a carpet in good condition. Homes with pets, small children or a heavy cooking routine do better at every three to four months. A guest majlis carpet that is rarely walked on can go a year. Offices and reception areas usually need quarterly cleaning because of footfall alone.
Vacuuming between professional cleans matters more than people expect. Twice a week on traffic areas removes the surface sand before it works down to the base, and that alone extends the life of the pile. The mistake worth avoiding is waiting until the carpet looks dirty, because by then the abrasive damage has already happened and no cleaning brings the original texture back.
Carpets are the dust reservoir for the room they sit in. If the sofa and curtains in the same room have not been cleaned, a freshly cleaned carpet picks up settled dust again within days and the result does not last as long as it should.
Booking the room together is also cheaper than separate visits, because the equipment is already set up and the technician is already on site. The pieces most often booked alongside carpets are sofas and upholstery, mattresses, and curtains. Ask at the inspection and you will get the numbers for the extra items before anything starts.
Fitted carpet is a different job to a loose rug because it cannot be lifted, turned or taken outside. Everything has to be done in place, which means moisture control matters far more. We work in sections, extract heavily rather than saturate, and keep air moving across the area so the underlay does not stay damp underneath a dry-looking surface.
Stairs are the highest wear surface in any villa and the one most often skipped. Each tread takes the same footfall as a hallway concentrated into a small area, and the nose of the step wears first. Stairs are measured and quoted by the flight rather than by square metre, since the working time per square metre is much higher than on a flat floor.
Slots run from 8 in the morning to 8 in the evening, seven days a week including public holidays. Same day service is usually possible if you book before midday. Book a morning slot if you want the carpet usable the same evening.
Payment is taken after the work is finished and you have seen the result, never in advance. Cash, card on site, and Tabby in four interest free instalments are all accepted. If a section is not right, tell the technician before he packs up and he will redo it there and then.
