Measuring for Curtains and Blinds

Almost every problem with a finished window treatment traces back to the measuring stage. Curtains that stop short of the floor, blinds that leave a strip of daylight down one side, a track that is too narrow so the curtain never fully clears the glass, all of these are measurement decisions rather than installation faults.

Blinds fitted inside the recess need the width measured at the top, middle and bottom of the opening, because window openings in most buildings are not perfectly square, and the narrowest of the three is the one that matters. Blinds fitted outside the recess need an overlap on each side so that light does not leak around the edges, which is usually the better choice in a bedroom.

Curtains work differently. The track or pole should extend well beyond the window on each side so that the curtain stacks off the glass when open, which makes the window look wider and lets in more light. Height is a matter of taste, but mounting the track close to the ceiling rather than just above the frame makes a room feel taller and is almost always the better looking option.

If you have not bought the curtains or blinds yet, book the measuring visit first. It is far easier to order to a measured opening than to make an ordered blind fit a window it was never sized for.

Fixing into Concrete, Block and Gypsum

What is behind the plaster decides how the track or bracket is fixed, and Dubai homes contain all three main types. Solid concrete around a window reveal is the ideal case and takes a heavy-duty anchor that will hold a full-length lined curtain without any concern.

Hollow block needs a fixing that expands inside the cavity rather than a standard plug, which simply spins in the void. Gypsum partition and boxed-in areas above windows are the ones that need care, because the board itself will not hold a loaded curtain track. The fixing has to reach the metal framing behind the board, or a suitable cavity anchor has to be used and the load spread across more brackets than you might expect.

Our technician checks the surface and uses a detector before drilling, both to find the framing and to avoid the electrical cables and pipework that often run near a window head. If the wall cannot safely take what you want in the position you want, you will hear that before the first hole is drilled rather than after a track pulls out.

Types of Blinds and Which Room Suits Which

Roller blinds are the simplest and most economical option and work almost anywhere. In a blackout fabric they are a strong choice for bedrooms, and in a sunscreen fabric they cut glare while keeping the view.

Roman blinds give a soft, fabric-fold look closer to a curtain and suit living rooms and formal spaces. Venetian and aluminium slat blinds let you angle the light rather than only blocking it, which makes them useful in a kitchen or a home office where you want daylight without glare on a screen. Vertical blinds handle wide openings and sliding balcony doors better than most alternatives.

Zebra or day-and-night blinds combine a sheer and a solid band in one blind, letting you move between filtered light and privacy without a second layer. In wet areas such as a kitchen or bathroom window, a PVC or aluminium blind will outlast a fabric one comfortably.

Curtain Tracks, Poles and Ceiling Recesses

A pole is the visible, decorative option and suits a single pair of curtains in a room where the pole is part of the look. A track is less visible, handles heavier and longer runs, takes corners and bay windows, and is the better choice for a wall of glass.

Many newer Dubai apartments and villas have a recessed pelmet or a curtain box built into the ceiling above the window. Fitting into a recess gives the cleanest result, with the curtain appearing to fall straight out of the ceiling and no hardware visible at all, but it requires the track to be fixed to the underside of the recess accurately, since there is no room to adjust afterwards.

Where you want a layered look, a double track carries a sheer curtain on the window side and a heavier curtain in front, both operating independently. This needs planning at the measuring stage because a double track needs more depth than a single one.

Blackout, Sheer and Layering for Dubai Light

Light here is stronger and lasts longer through the day than most people are used to, and it changes what a window treatment needs to do. A sheer alone will not make a bedroom dark enough for anyone who sleeps late or works nights, and a west-facing living room will heat noticeably through the afternoon behind nothing but a light fabric.

Blackout linings do two jobs: they block light and they add a layer of insulation between the glass and the room, which reduces how hard the air conditioning has to work in the afternoon. That is a small but real saving over a long summer.

The common arrangement that works well is a sheer for daytime privacy and diffused light, with a blackout curtain or blind behind or in front for evening and for sleeping. Strong direct sun also fades fabric over time, so on a heavily exposed window it is worth choosing a fabric rated for it rather than replacing curtains in two years.

Motorised Curtains and Blinds

Motorised tracks and blinds have become much more common, and they make particular sense on tall windows, wide runs of glass, and anything above a stairwell or in a double-height space where reaching a manual cord is awkward. They are also useful in a bedroom where you want to open the curtains without getting up.

Dust is the main enemy. A light vacuum with a brush attachment every few weeks keeps fabric curtains and roman blinds from developing the grey cast that becomes permanent once it is worked into the weave. Slat blinds wipe clean with a damp cloth, and it is worth doing them before the dust becomes a film rather than after.
