Most people think of AC cleaning as changing a filter, but the filter is only the first of several places dirt collects. Understanding what each part does makes it much easier to see why a combo package covers more than one item.
The filter catches the coarse dust before it reaches the machine, and in Dubai it fills far faster than the manufacturer's schedule assumes. Behind it sits the evaporator coil, a dense set of aluminium fins that the air must pass through. When those fins clog with the fine dust that gets past a saturated filter, airflow drops and the unit works harder for less cooling.
Below the coil is the drain pan and drain line, which carry away the condensation the coil produces. The blower wheel pushes the air, and it collects a felt-like layer of dust on each blade that quietly reduces the volume of air moving through your home. Finally the ducts and grilles distribute the air around the property, and they accumulate whatever has been carried through them over the years.
A surprising number of call-outs that people book as repairs turn out to be cleaning jobs. Weak airflow from the vents while the unit sounds like it is running normally almost always points to a blocked filter, dirty coil or loaded blower rather than a mechanical fault.
Other cleaning symptoms include cooling that has slowly become less effective over months rather than failing suddenly, a musty smell when the unit first starts, rising electricity consumption without any change in how you use the AC, visible dust around the supply grilles, and water dripping from the indoor unit or staining the ceiling near it.
Genuine repair symptoms look different: the unit not starting at all, tripping the breaker, ice forming on the pipework, loud mechanical noise or grinding, or cooling that stopped abruptly rather than fading. If our technician finds a mechanical fault during a cleaning visit, you will be told what it is and what it needs before anything further is done.
Manufacturer service intervals are written for temperate climates and do not survive contact with this one. Air conditioning here runs almost year round rather than for a short summer, so a unit in a Dubai home does several times the running hours of the same unit elsewhere.
Airborne dust is the second factor. Fine sand is present in the air even on clear days and increases sharply during shamal winds, and it is exactly the particle size that passes a partially loaded filter and embeds itself in the coil fins. Coastal humidity is the third. Damp dust on a cold coil is what turns into the sticky layer that traps more dust and produces the smell people notice when the AC starts.
In practice this means filters need attention every few weeks to a couple of months depending on the household, coil and blower cleaning is worth doing at least once a year and twice for heavy use, and ducts sit on a longer cycle of a few years unless there has been construction work, a pest issue or a water problem.
Duct cleaning means physically removing the accumulated dust and debris from the ductwork and the grilles rather than simply spraying a deodoriser into the vents. Our team opens accessible points in the duct run, uses brushing and high-powered vacuum extraction to draw the loosened material out of the system rather than pushing it further in, and cleans the supply and return grilles separately.
It is worth being honest about what duct cleaning does and does not do. It removes the dust reservoir sitting in the ducts, which is genuinely worth doing after building work, after a rodent or insect problem, in a home that has been empty for a long time, or when you can see debris at the grilles. It will not fix a system that is undersized for the property, it will not repair leaking duct joints, and it will not solve a smell whose real source is a dirty coil or a blocked drain pan. Of everything in a combo package, coil cleaning usually makes the largest difference to running cost. The evaporator coil transfers heat out of your indoor air, and a layer of dust on the fins acts as insulation against exactly the process the coil exists to perform. The system compensates by running longer to reach the temperature you set, and longer running hours is what shows up on the DEWA bill.
A dirty coil also raises pressure inside the system and makes the compressor work harder, which shortens the life of the most expensive component in the unit. Replacing a compressor costs many times what a season of cleaning costs, so regular coil cleaning is protective as well as economical.
Coil cleaning is done with a suitable coil cleaning agent and careful rinsing rather than aggressive brushing, because the aluminium fins bend easily and flattened fins block airflow just as effectively as dust does. Where fins are already bent from previous handling, we comb them back.
Water marks on a ceiling below an air conditioning unit are one of the most common calls we get, and the cause is nearly always a blocked condensate drain rather than a leaking pipe. The coil produces a steady flow of water in humid weather, and if the drain pan or line is blocked with the sludge that dust and moisture create together, the pan overflows into the ceiling void.
Clearing and flushing the drain line is part of a proper cleaning visit, and it is the step that prevents a much more expensive ceiling repair later. If you have already had water staining, tell us when you book so the technician can check the pan, the line and the slope of the run rather than only clearing the immediate blockage.
The musty smell that appears when an air conditioner first switches on comes from damp organic material on a cold surface, usually the coil, the drain pan or the insulation immediately around them. Deodorising sprays mask it for a few days and it returns, because the source is still there. Cleaning the coil and pan properly is what removes it.
In a home where anyone is sensitive to dust, keeping filters clean and coils free of buildup is a sensible baseline, and it is also simply pleasant to have air that does not carry a smell. We will point out anything we find that is contributing, such as a grille sitting directly under a dusty return path or a filter type that is not right for the unit.

Everything is reassembled, the system is run and checked for proper airflow and drainage, and the technician confirms the supply temperature is where it should be before leaving. Waste is taken away and the work area is cleaned.
Timing depends on how many units are included and their accessibility. A single split unit filter and vent clean is a short visit, while a full deep clean across several units in a villa is a half-day job. Ceiling-concealed units and high-level indoor units take longer because of access. If you have units in awkward positions, mention it at booking so the right access equipment comes with the team.
